In the heart of the vibrant Los Angeles Arts District, a remarkable transformation took place as an old vegetable warehouse underwent a remarkable metamorphosis into a dynamic and inspiring creative office space. This adaptive reuse project breathed new life into the industrial building, seamlessly blending the district's rich history with contemporary design elements. One of the distinctive features of this innovative conversion is the all-gravel parking lot, which not only adds a touch of modern park-like charm but also aligns with the district's artistic ethos, creating an inviting and unconventional space that sets the stage for the artistic endeavors that unfold within the walls of this reimagined space.

As the architect behind the transformation of the existing vegetable warehouse located in the Arts District of Los Angeles, this project involved repurposing, retrofitting, remodeling, and changing the use of the warehouse to create a modern and functional creative office space. Our goal was to create an innovative design that maximizes the potential of the site while adhering to the requirements of the M3-1-RIO zone.

Project Vision: Our vision for this project was to create a vibrant and inspiring office environment that promotes collaboration, productivity, and employee well-being. We aimed to transform the existing warehouse into a contemporary office space, with thoughtful design elements that prioritize accessibility, sustainability, and functionality.

This existing building was a metal building used as a truck loading bay for a vegetable warehouse. We lowered the building finish floor exposing some of the structure which we cast a concrete plinth to hide the aged concrete foundation.

Design Concept: The design concept focused on dividing the two existing structures within the property, namely Building 1, a one-story metal frame cross-dock warehouse, Building 2, a two-story block and bow-truss curved roof building, and Building 3, a two-story block and low-slope joist roof building. Each structure was meticulously reimagined to accommodate individual office units and communal spaces that foster a sense of community among occupants.

Office Design Parameters: Our design philosophy aimed to strike a balance between privacy and collaboration within the office units. Each 5,000 square foot office unit was crafted to provide a comfortable and functional working environment. Individual electric and gas meters, as well as HVAC package units, were installed for each unit, allowing tenants to have control over their energy consumption. The inclusion of wet bars, glass-enclosed conference rooms, and private unisex bathrooms added convenience and sophistication to each office unit.

Accessible ramp and access to raised office level set at the elevation of the existing warehouse. An ipe deck adjacent the break room is positioned on the north side of the building to improve shade, the connection to street, and present an inviting element at the front gate.

Communal Design Parameters: Understanding the importance of shared spaces, we incorporated several communal areas throughout the property. A lush outdoor garden space was created to provide a serene and refreshing retreat for employees. Additionally, each office suite was provided with its own dedicated outdoor area, allowing occupants to enjoy the California sunshine during breaks. Common bathrooms were strategically placed for accessibility, and a covered outdoor common area with a BBQ was designed to facilitate social interactions and team-building activities. To ensure security and convenience, we implemented a landscaped parking lot and a fenced parking area with a security gate.

Sustainability and Accessibility: In line with our commitment to sustainable design, we implemented various environmentally friendly features. The existing roofs were re-roofed with a spray foam roof, which not only provides efficient insulation but also aids in rainwater management through improved gutter systems. The main parking lot was resurfaced using the GravelPave2 system, a water-permeable load-bearing surface that not only complies with ADA regulations but also reduces stormwater runoff. Additionally, we utilized water-permeable concrete for the construction of concrete walks, ramps, and stairs, ensuring water conservation and proper drainage.

Project Achievements: Throughout this project, we successfully repurposed and remodeled the existing warehouse into a dynamic office space that caters to the evolving needs of modern businesses. Our design seamlessly integrates aesthetics, functionality, sustainability, and accessibility, resulting in an innovative workplace that inspires productivity and fosters a sense of community. By revitalizing the property, we have contributed to the transformation of the neighborhood and created a valuable asset for the business community.
